The Private Village is designed as a self-sufficient facility with its own water supply, sewage and heating system based on renewable energy. The Village layout and location keep its residents away from traffic, leaving the hectic city atmosphere far behind.

The greenery and greening of the public spaces, as well as the design of the private garden, is inspired by the natural UNESCO-protected ecological landscape of the surrounding Lake Babīte. The private plots are mainly divided into front garden, courtyard and pond shore areas. The different level layout allows each resident to unobtrusively face the lake, keeping their peace always separated from the neighboring houses.

Energy efficiency By combining the geothermal heat pump heating system with a ventilation unit for heat and moisture recovery, as well as the latest generation of roof, facade, foundation insulation, each villa achieves unprecedented energy efficiency and sustainability. Each material and module from German, Austrian and Swiss manufacturers is made according to the latest innovative technologies that ensure thermal conductivity at the most productive level.

Architecture Modern, laconic, simple houses combine exposed monolithic reinforced concrete and burnt Siberian larch. The buildings have a “green roof” with an automatic capillary irrigation system for cultivated plants.

The smart house

Kaigan’s laconic concrete, wood and glass houses are equipped with advanced smart home technologies. It provides owners with security, comfort, convenience and energy efficiency, allowing them to control climate and temperature, privacy, lighting, appliances and multimedia centrally via smartphone or other networked devices.

Layout

The interior space is functionally divided into three parts: living room and kitchen area, bedroom area and bathroom and utility area. The house has a spacious living room with a kitchen, three bedrooms, as well as three bathrooms, technical room, utility room, wardrobe, anteroom, as well as outdoor parking for two cars. The living rooms are oriented towards the private area.

Kitchen and wardrobes

The villas are equipped with kitchen and wardrobe systems from the latest German manufacturer Leicht collection. The kitchen has integrated Miele appliances, which are integrated into the overall KNX smart home system.

Interior door and window systems

Large (1000×2400 mm) 66 mm thick solid wood interior door with hidden hinges and fittings from the German manufacturer DIECKMANN. German-made Schuco energy-efficient profiles and glasses are used as a window and facade system. The new generation of German sliding systems combines the advantages of aluminum with high thermal insulation.

Walls and tiles

The walls are covered with large stone tiles from the latest collection of the PORCELANOSA Group. Only Mapei products were used in the tile installation system. The floor covering consists of 240 mm wide large-format oak parquet boards. Decorative lime wood and Cewood acoustic panels were chosen for the ceiling decoration.

Heating system

All villas in the village have a geothermal heating system using ground heat pipes and geothermal spiral probes, which ensure a comfortable microclimate in the house. With Heliotherm heat pumps, maximum output is obtained at minimum renewable energy costs.

Sewerage

Domestic sewage is provided with the highest quality biochemical SBR type Labko sewage boxes manufactured in Finland. Biokem 6 EN, one of the world’s best biochemical treatment plants.

Ventilation and air conditioning

The villas are equipped with a heat recovery and cooling system from the German manufacturer Zehnder Group, providing a ventilation system with a built-in heat pump that ensures a healthy and comfortable indoor climate and prevents excess moisture. Zehnder Group’s ventilation systems have energy efficiency and sustainability in common.
